Bondi Locals redefine apartment living

Now well under construction and progressing strongly, Bowey Bondi is on track for completion by the end of the year, with a new release of residences soon to be offered to the market.

Shaun Bond, director at Allambi Property, said the vision for the project was clear from the very beginning. “From our first briefing, the priority was to create something that simply feels like it belongs,” said Bond. “The site is surrounded by heritage; there’s a historic church across the road, a school next door, and even a significant fig tree that locals really value. We knew the building couldn’t compete with that or try to stand out for the sake of it.” He added, “It needed to feel seamless. Not ‘look at me’, but just look right; like it has always been part of Bondi.”

Conceived, designed and delivered entirely by Bondi locals, the project reflects a broader shift toward development that is grounded in context, community and long-term thinking. Bond said that approach extended into the decision to retain and work with the existing buildings on site. “Rather than demolishing everything, we focused on what was already there and how we could build on it,” he said. “We’ve retained and restored the original 1930s façades and carefully integrated new architecture behind them. It’s about respecting the streetscape while still delivering something contemporary.”

The site, formerly comprising shop-top housing along Bondi Road, has been reimagined into a boutique collection of just 16 residences centred around a landscaped courtyard anchored by a mature fig tree. “That fig tree became a natural focal point for the project,” Bond said. “It creates a sense of calm and brings light and greenery into the centre of the building; it’s something residents will experience every day.”

While the exterior responds to its context, Bond said a significant amount of time was spent refining the living experience within. “We invested a huge amount of effort upfront getting the layouts right,” he said. “That meant really thinking through the flow of each home, how natural light moves through the spaces, how you get fresh air, and what it feels like to arrive; from the street, into the lobby, and ultimately into your apartment.” He continued, “We scrutinised every detail; every finish, every material. It was about creating homes that feel good to live in, not just something that looks good on paper.”

This focus on liveability and quality marks a clear point of difference in the local market. “Historically, a lot of apartment stock in Bondi hasn’t been designed with this level of consideration,” Bond said. “And even in newer buildings, you often don’t get the same combination of layout, light, ventilation and overall quality.” “We wanted to create something you simply can’t find elsewhere in the area; homes that are genuinely designed for owner-occupiers and long-term living.”

Eddie Mansour, managing partner at Ray White Projects, said the project aligns with a noticeable shift in buyer expectations. “What we’re seeing is a move away from generic, investor-driven product toward homes that offer real quality and authenticity,” said Mansour. “Bowey stands out because it delivers on those fundamentals; generous layouts, strong design thinking and a level of detail that buyers can immediately recognise.” He added, “With construction well underway, buyers can now see that this isn’t conceptual; it’s real, and it’s coming to life exactly as intended.”

The project forms part of a broader transformation underway along Bondi Road and the village precinct, where renewed focus is being placed on design quality and everyday liveability. Bond said the inclusion of a curated retail and hospitality offering would further embed the project within the local community. “It’s important that the ground plane contributes to the neighbourhood,” he said. “We’re working with a well-regarded local operator to deliver something that adds to the area and creates another reason for people to engage with this part of Bondi.”

With completion approaching, the project is entering its next phase, with a new release of residences to be launched soon. “For us, this was never about maximising yield,” Bond said. “It was about creating something that feels right for Bondi; something that respects what’s already here while raising the standard of how people live.” “We weren’t trying to make a statement. We just wanted to deliver something that belongs.”
